THE MODERN REAL ESTATE AGENT:
If we were looking for a Realtor to sell our home, we would want someone who has a great online presence, fantastic reviews, and is “tech lingual...” Okay, we totally just made that word up, but what we mean is someone who is able to easily communicate on multiple platforms such as phone/text, messenger apps, email, and video chats like Skype and FaceTime.
As a seller, you may never want to video chat with your Realtor, but that doesn’t mean the prospective buyer who is ready to fall in love with your home and pay top dollar wouldn’t. We often deal with buyers who are out of state or even out of the country and need information such as the layout of a home to make an informed decision. We accomplish this in a variety of ways, including video chat “showings” or a cool new tool we have at our disposal called “Matterport 3D Photography,” but more about that later... Recent studies highlight the fact that different generations prefer to communicate by different mediums. For instance, some “Baby Boomers” prefer direct conversation on the phone while other generations such as “Millennials,” who now make up the largest segment of homebuyers (34 percent according to a recent study by NAR), typically feel more comfortable texting or messaging on Facebook.
No matter the generation, statistically 90% of home buyers find their home online. Buyers no longer look at print ads and yard signs, randomly calling agents. Instead they start their search online, and even if they do happen to see a printed ad, they typically pick up their smartphone to look for more info, photos and video of the property. If you want your home to bring the highest possible sales price with the shortest time on market, it’s crucial to have an agent who understands this and has the tools at their disposal to get your listing in the right places and in front of the right buyers. You owe it to yourself to make sure the agent you hire to sell your home can accomplish this.
