their Pass Christian home a block and a half from the beach last September after relocating from Montgomery four years ago. “My wife (Rusty) and I are old house people but old houses are a lot of work,”  Rick said. “Our home has a lot of charm and appeal with low maintenance and quality materials. We have the best of both worlds. Rusty worked in real estate and knows what to look for.”
Stephanie Smartt is overseeing the Southern Paradise, LLC home for
her mother, Frances Teringo. She and husband Mike moved to their home on 2nd Street in Gulfport from Dallas. Mrs. Teringo’s home is on the same street. “We love the coastal cottage feel. It’s quaint but has the amenities of modern homes and has a community feeling,” she said. 
The Illiches plan to continue the development of upscale beach-in uenced  cottages along with a new line of Modern Farmhouse and Vintage style homes. “The variety of people moving here is

changing the Coast,” he said. “Our goal  is to meet their needs while protecting the Southern architectural charm of our beautiful Coast. I think our products do that.”
Southern Paradise, LLC developed Belle Terre Estates and Le Petit Cove subdivisions. They are already designing their next planned Modern Farmhouse community in the Long Beach/Pass Christian areas.

MEET THE OWNERS
Southern Paradise LLC owners, Glynn and Iana Illich, have made their development business a family a air by instilling their work  ethic in their children, Ivanna Petra, 7, and Ike Marley, 5.
“We want to pass a strong work ethic on to our children,” Glynn  said. “They help us with colors, open houses, and are some of the meanest closers on the Coast!”
“When doing open houses, they give out the information and can now give a tour. They are going to put me out of a job,” Iana added. 
Iana started out helping Glynn in the  nal beauti cation phases of  their homes, but has since taken on every aspect of the business. “I’d be lost without her,” he said. “She  is an integral part of our success. We look forward to seeing our entrepreneurship DNA grow in our kids.”
