Today, os1515 is a trio of buildings, each with a unique personality. To the west, French Quarter-inspired architecture houses boutiques, a spa, salon, and pilates studio. At the center, the Warehouse nods to the site’s history as a garment factory while housing South Mississippi’s first food hall, CRAVE, with loft residences above. To the east, sleek modern design defines OS Hotel and its ground-level gallery and event space, where art and community collide.
The Gallery partners with The Pink Rooster/Gallery Garbo to offer original works for sale, directly supporting local artists. Each guest room also showcases pieces by one of eight featured Ocean Springs artists, making every stay a uniquely local experience.
OS Hotel itself was inspired by the long-gone Ocean Springs Hotel of 1853, once a mineral springs retreat that lured travelers in search of rest. That legacy of hospitality has been reborn in modern form. With 32 rooms, the boutique hotel blends design-forward style with Coastal charm. Guests can choose courtyard or city views, and every room features local artwork, in-room workspaces, and thoughtful amenities.
Accessibility was a top priority when designing OS Hotel, which is fully ADA accessible. Elevator service, mobility- friendly and hearing-impaired rooms, contactless check-in, plus complimentary Wi-Fi and parking ensure every guest feels welcome.
Even the parking garage became a showpiece. After reviewing more than 30 proposals, Oropesa and Hardin chose Miami-based

artist Douglas “Hoxxoh” Hoekzema, whose 10,000-square-foot mural cascades across the south-facing wall. Inspired by the waters and landscape of Ocean Springs, the bold, colorful design delivers the “wow factor” they envisioned.
“We wanted something different, but that would still fit in Ocean Springs,” Oropesa said. “We wanted people to see it and say, ‘I can’t believe there’s something like that in Mississippi.’ The courtyard is my favorite thing—especially when you turn the corner and see kids running around and music playing.”
The mural frames the courtyard, now a lively public square where conversations spill over food and drinks, string lights transform evenings into celebrations, and music drifts into the air. Steps from the Mary C. O’Keefe Cultural Center and along the Mardi Gras parade route, it already feels stitched into the fabric of Ocean Springs.
And this is only the beginning! With the launch of Lofts1515— spacious two-bedroom condos with full kitchens and accommodations for six—os1515 has expanded into short- term stays. New shops, wellness spaces, and courtyard events are already underway, with additional dining and retail on the horizon.
From boutique hospitality and downtown living to communal gathering spaces and large-scale public art, os1515 has become more than a conversation over lunch. It’s a carefully crafted destination—rooted in vision, community, and character— designed entirely by Ocean Springs architects to serve both visitors and the people of this lively community.
